A party wall notice is an official document that lets your neighbours know about any planned building or renovation work that could affect shared walls or nearby structures. It’s an important legal step, and as part of our architectural service, we handle the preparation of these notices for you.

The notice is there to keep things clear and upfront, giving neighbours the opportunity to raise any concerns about possible disruption or structural impact. Following party wall legislation properly helps make sure your project runs smoothly and responsibly from the start.

Speaking with your neighbours

Before we send out any official paperwork, we always suggest having a friendly chat with your neighbours about your plans. It's a great way to keep things on good terms and gives them a chance to ask questions or share any concerns they might have. Getting everyone on the same page early makes everything much smoother when the formal notices arrive.

Serving the notices

Our dedicated party wall surveyor will serve the notices on your behalf to each affected neighbour, asking for their consent to start your building work. Along with the notices, we'll include copies of your detailed architectural drawings so they can see exactly what you're planning. This gives them all the info they need to make their decision.

Neighbours response

Your neighbours have exactly 14 days to get back to you once they've received the notice.

Neighbours Consent

Great news! When your neighbours give consent, you don't need a formal party wall award. We'd still recommend getting a party wall surveyor to document the area before you start building - it's extra protection that helps avoid any disputes down the line.

Neighbours Dissent

Don't worry if your neighbour objects or doesn't get back to you in time - it happens! You'll need to appoint a party wall surveyor to create an official award that lets you carry on with your work. We work with a brilliant, experienced party wall surveyor who we'd be happy to put you in touch with.

    Our design process begins with an initial consultation with your dedicated designer. We will discuss your vision, requirements and we will provide ideas for your design based on previously completed projects. From there, we move through conceptual design providing a first draft plan for your consideration. Following this we can revise the plans in any way you like to ensure you a completely happy with the design. 

    The timescale of a project differs, depending on the proposal. We can visit your property within a couple of days and have the first draft plans with you in roughly 14 days. 

    In some cases, building work can begin within a couple of weeks. In others, the timescale can be up to 4 months, depending on your project’s requirements. 

    With over 7 years of collaboration with the local council, we’ve built a trusted relationship with their planning officers and are well-versed in their guidelines. This expertise ensures a smooth and efficient planning process for your project.

    Yes, we employ fully qualified architects within our design team to ensure our plans are created to the highest possible standard. 

    Yes, we work with a dedicated team of experienced engineers who take care of all structural calculations and beam specifications. This allows us to manage every technical detail, so you won’t need to outsource this essential service.

    Yes, we organise all necessary applications on our customer’s behalf. We will submit the required application and act as the agent throughout the process to ensure approval is received as swiftly as possible

    Yes, we create our plans with industry-leading software and are able to create 3D images to allow you to accurately visualise your design. 

    In most cases, we have trusted building contractors that we have worked with in your area, in the past and we would be happy to organise build quotations for you to consider
