The Planning Permission Process

We handle every aspect of the Planning Permission process, ensuring compliance and minimising delays to your project timeline.

Application Submitted

Our planning application is submitted via the planning portal to the local council.

Council Receives Application

The council receives the application and assesses the documentation provided. The council will either request additional documentation to support our planning application or validate the application with the documents received to date.

Council Validates The Application Week 0 – 3

Once the council has received the necessary drawings and supporting documentation, the application is registered as valid on their website. The council will send an acknowledgement letter or email to confirm. This acknowledgement is available to view on their website The council will also inform the neighbouring properties of the application in the form of a letter or a site notice that is posted in the area.

The Consultation Period Week 3 – 6

Your application and all its supporting documents will appear on the planning register section of the council's website. The neighbouring properties and affected parties have 21 days to log any comments they may have on the about the application.

Site Visit Week 5 – 6

Depending on how large and complex your proposal is, the LPA might send an officer to have a look at your site. Alternately, they will ask for photos.

Application Assessed Week 6 -8

The planning officer assigned to your application will now assess the proposal. At this stage we will reach out to the planning officer to ask if any revisions are required for the design to give the application a better chance to receiving approval. The planning officer is often willing to discuss small revisions that might be required however they are not under any obligation to discuss the application.

Planning Approval!

The planning officer makes a recommendation to either approve of refuse the application. The recommendation is then passed to the manager of the planning department to either agree or overrule the recommendation and the decision is issued.

Our design process begins with an initial consultation with your dedicated designer. We will discuss your vision, requirements and we will provide ideas for your design based on previously completed projects. From there, we move through conceptual design providing a first draft plan for your consideration. Following this we can revise the plans in any way you like to ensure you a completely happy with the design. 

The timescale of a project differs, depending on the proposal. We can visit your property within a couple of days and have the first draft plans with you in roughly 14 days. 

In some cases, building work can begin within a couple of weeks. In others, the timescale can be up to 4 months, depending on your project’s requirements.
